What Fourth and Gill is built from
A National Register district immediately north of downtown, largely built between the 1880s and the 1910s: Queen Anne and Victorian frame houses with deep porches and high ceilings, many of them cut into apartments in the middle of the last century and some of them still let that way.
A dense mix of owner-occupiers who restored their houses and a large rented population, much of it connected to the university a mile and a half away. The lease calendar here runs to the academic year, which turns the whole neighborhood over in the same fortnight of every August.
The Fourth and Gill problem
The specific hazard in a rental district is the end of the tenancy. A wool rug gets a rented hot-water extraction machine run over it in the last week of July by somebody trying to protect a deposit, and that machine puts far more water into the rug than it can take back out. Two things follow. Wool over-wets and the moisture wicks upward as it dries, carrying dissolved soil from the base of the pile to the tips, which is why the rug looks worse a day later than it did while it was wet — brown rings around every spot that was treated. On an older rug with a cotton or jute foundation the same over-wetting draws lignin out of the plant fibre and browns the rug from the inside, evenly, in a way no surface treatment reverses. The other half is handling. A soaked rug is heavy, so it gets dragged across the floor rather than carried, and dragging tears selvedge and pops warps along one edge. Both are avoidable and both are what we most often see here.
